Pictures of the Land
“End of the road privacy” with a small seasonal stream that meanders across the front portion of almost 2 football fields of land. (From snow run off in winter only.) This area had a fire a couple years back. It took some trees, blackened others. It always comes back nice after a fire. Just a few scattered Ponderosa Pines. The lot does slope slight down-slope from the road. Perfect place to build. Zoned for one home. Animals OK. No power or phone close as of yet, but it does exist in the unit. National Forest close. Great area for riding.
This area has gravel and dirt roads, only about a couple homes per square mile. Most wooded land we sell is higher in elevation than this unit. Most of my wooded land is on Bly Mountain. It has a lot of snow and needs 400-1,000′ or more for a well. Wells in this unit normally run 100-400′. Good area to improve, for that reason. The area was subdivided in the 60’s & 70’s and sold in large slide shows in southern California. It is called Klamath Forest Estates. Most never moved up. People are starting to build now in this area. Some nice homes, some not so nice, many in between. This area sits just north and west of the small town of Sprague River, which is about 30 miles north of the town of Klamath Falls, which serves about 100,000 people in the Klamath Basin. Over 80 lakes and 100 rivers and streams in the county. Only about one hour drive to famous Crater Lake! The elevation is at the valley floor level, about 4200′-4400′. Great area for riding, or hiking, or hunting. National Forest close!

Note: Some people buy our lots and decide that they would like to have a full time water source at their property. The lots that we sell are undeveloped and don’t currently have water wells but you can inquire about having a well drilled by clicking here.
