$7,500 CASH OR $13,200 FINANCE R469246 ANOTHER PRICE REDUCTION! AS LOW AS $200 DOWN & $145.65/MO. 2.36 Acres Gross (2.22 Acres Net) M/L being: Lot 10, Block 56, Klamath Falls Forest Estates, Highway 66, Plat 2, Klamath County Oregon *** LOW IN ELEVATION NEAR BONANZA ***
PRICE REDUCED TO: $7,500 cash or $13,200 finance. If financed, $200 down and $173.26/monthly for 12 years, at 12%. $145.65/mo. at 12% 20 years. No prepayment penalty. Three years to pay off and get 10% off remaining balance. If bought sight unseen, you have a one year option to switch the equity to any other lot if you are not 100% happy when you view the land.
Power and Phone! Neighbors close. Under 1000' to the paved road, Bly Mountain Cutoff Road. Just minutes drive south to Bonanza, a small town about 25 miles east of Klamath Falls. Great looking lot! Easy and quick access.

Scattered Pines. Mostly level. Zoned for one home. Homes in area. "Log Lake" shows on one map I have across the street, yet it is not a lake. It is all dried up. There is snow runoff accumulation there in winter. See the brown area across the road from this lot in the last picture. Because of this, I doubt that you'll have someone build across the street in front of you.

Septic is a problem per the county, but I'm sure a solution could be worked out by the energetic buyer. Possibly a tank to pump? Possibly a purchase of an adjacent lot that is higher in elevation for a future septic? We are reducing the price from the original $25,000 to $7,500 cash or $13,200 finance because of this. Want this lot on terms? Don't like the terms, make us an offer!

NOTE: Lower in elevation than most so a well should not be the problem it is in the rest of Klamath Falls Forest Estates. Unit 2 is on the south end of Bly Mountain, close to Bonanza. Much of the land is just above the valley floor elevation. Many homes in the aera.

Only a few homes per square mile. Little gravel roads running through the woods. Private. Great for a home or cabin. Manufactured homes are OK.
DIRECTIONS: Go out highway 140 east from Klamath Falls to Bly Mountain Cutoff Road. (27.5 mile marker) Go right, or south toward Bonanza. Go to Keno Springs Road (about 2-2 1/2 miles) take a left, go east. Take the first right on Ruddy Duck. Lot is the second lot on the left. 150' from the intersection of Keno Springs Road and Ruddy Duck.
