Utility box in front of neighboring lot. Mostly level, open, gentle slope from front to back. Slight swale as you go back. Some brush and tall Pine trees. Driveway onto the land. GPS goes to the drive. Lot is 207 feet front and back and 500 feet deep.
Sits on Mountain Quail, just off Klamath Forest Drive, 621′ from the corner, on the left. Neighbor across the road. Perfect if you want occasional company or someone that can see your land if you leave. Fairly level first 100′ then drops about 10′. Secluded, yet neighbors close. Nice lot if you were to build and be gone part of the time. Great land for solar and sunshine! Horses?
This area has gravel and dirt roads, only about a couple homes per square mile. Most of our land is on Bly Mountain and needs 400′- 600′ or more for a well. This area comes in at 100′ – 300′ in most cases. Good area to improve, for that reason. The area was subdivided in the 60’s and sold in large slide shows in southern California. It is called Klamath Forest Estates. Most never moved up. People are starting to build now in this area. Some nice homes, some not so nice, many in between. This area sits just north and west of the small town of Sprague River, which is about 30 miles north of the town of Klamath Falls, which serves about 100,000 people in the Klamath Basin. Over 80 lakes and 100 rivers and streams in the county. Only about one hour drive to famous Crater Lake! Septics are usually standard here. Quotes come in around $10,000 but I just had a buyer get one for $5,600 and one got his for $7,500.
