Located on Pheasant Drive with deeded road access. Nice open feeling with homes in the area. Electricity and phone in that part of the unit, but not to the property. Zoned R-1,( one home) Perfect for a cabin! Tiny homes and manufactured houses are permitted if approved by the county. Located at 4577 feet in elevation just above the valley floor, this allows a cheaper well and easier winter access. Remote, yet homes are scattered throughout the unit. Some gravel road access but mostly dirt. Off a nicely paved road on what is called the Sprague River Highway, in what is called Klamath Forest Estates, just Northwest of the town of Sprague River. It was subdivided in the 60’s. Probably a hour into Klamath Falls, about 15-30 minutes to Chiloquin Sprague River, or Bonanza.
Wells come in at about 200-300′ There is no power or phone at the lot but does exist in the neighborhood. Many use solar, propane, butane, wood, wind, generators, or a combination of several. Homes in the future could bring power and phone closer. Cell phones work in area. Mostly open with scattered ponderosa pines, sage, and juniper. Beautiful views of the surrounding mountains. Close to National Forest and Sprague River. 80 lakes and 100 rivers in the county! Great fishing rivers and lakes close.
The downside on this lot is that there are very few trees. The upside is a small primitive drive going into the back of the lot. In this area you do not have to drill as far for water as the wooded lots we normally sell near Bonanza on Bly Mountain. Don’t have to contend with as much snow either!
Just north and west of the small town of Sprague River less than 10 miles away. About 20 minutes east of Chiloquin. Highway 97 is a state highway that runs right by Chiloquin, above Klamath Falls. Highway 97 goes from Weed cutoff on I-5, near Mt. Shasta in northern California (1.5 hours drive south) all the way to Canada. Bend is couple hours drive north on 97. This land sits about 35 miles north and east of Klamath Falls.
Directions: Just north and west of the town of Sprague River off the Sprague River Highway is Sprague River Drive. Go north about two miles to Pheasant Lane, turn right. Go 1500′ and lot is on the right. Lot size is 207′ in front and back and 500′ deep.
Note: You can live on the land 21 days every 6 months camping. To live on the land while your building requires a TUP, a Temporary Use Permit. To get a TUP, requires an installed septic system and a paid for building permit.
