County Info: R339654 Map No. R-3611-002C0-01200-000 1.56 Acres (Pie Shaped. 290′ front X 443′ & 397′) Being: Lot 39, Block 66, Nimrod River Park 5th Addition, Klamath County Oregon.
This lot sits at the elevation of 4510 ft. above sea level. Nice view of the Sprague River and Sprague River valley from rear of land. Sits on what is called Tableland. Pie shaped. Few junipers. Power and telephone is not close.
This land sits about 6 miles east of the small town of Sprague River. About 35 miles north and east of the town of Klamath Falls. Klamath Falls serves about 100,000 people in the Klamath Basin. Has Wal-Mart, Oregon Institute of Technology trade school, many Hotels and motels, car dealers, etc. Sky Lakes Hospital facility in town. 80 lakes and 100 rivers in the county. Sits on Rim drive, just off Benton, off Drews Road.
Note: The tableland area is rocky and a septic would probably have to be a sand trap filter system, which is more expensive than a standard septic. I see very few wells on the tableland at this time, possibly due to the rocky nature of the tableland.
You can live on the land 21 days every 6 months camping. To live on the land while your building requires a TUP, a Temporary Use Permit. To get a TUP, requires an installed septic system and a paid for building permit. This could cost approx. $10,000-20,000 To learn more, click the link and read about building/camping codes: Click Here for more Info.
If you look on google maps, you’ll see a drive on this parcel. It goes to the house to the east. Plus point, you’d have an existing drive. Downside… if you did not want the neighbor to use your land for his drive, they would have to change their drive-way.
