Property Details
Nice land for a home. Great for solar. Sits above the town of Bonanza in what is called Klamath Falls Forest Estates. On Bly Mountain. This lot is zoned for one home. Manufactured homes OK. Cheaper building permit with a pre-fab. Note: Camping is allowed 21 days every 120 days. To live there, you need a septic, building permit, and TUP. Good access road up Blackbird.
Mostly level. Open area in front of lot, good for solar. Scattered Ponderosa Pines scrub brush. Could be very nice with a little clearing. Nice privacy on the mountain. Currently no homes close! Directly east of Bly Mountain Peak, on Bly Mountain. AWESOME SETTING.
200′ wide and 500′ deep. Power and phone is not at land currently, but it is in the subdivision on Blackbird about 2,000′ away. Great for solar, propane, butane, wood, generator, wind, or a combination of some of them. Deeded road access. Not too far off Kingfisher and Hummingbird, which are major access roads.
The last owners built a barn and a two story 10X10. The two story was built well. If someone buys this and can get in a legal dwelling, then the 10X10 would be legal. As it stands now, it is not. If the county asks for it to be removed, it will have to be. At this time however, it is an asset.
This land is on Bly Mountain, just above the small town of Bonanza. Bonanza is about 25 miles east of Klamath Falls and has a school through high school. Only a few hundred people in the town. Land sits about 30 minutes to the east of Klamath Falls. The elevation is above the valley floor so it gets snow in the winter and is nice and cool during the summer months. Elevation on the valley floor is about 4,200` and this lot is probably close to 5,000′. Because of the elevation, the well quote could be 40-50K for a possible 900′ well, but that does not mean you’ll go that deep. There are wells on the mountain that are less than half that depth. PERFECT lot for solar and being off the grid.
Directions

From the north, the south, and west.
