Zoned for one home. Private.
Someone spent a lot of man hours to clean up this lot at one time. Open clearing surrounded by thick trees. Mostly Pines. No power and telephone, but it is in the unit. Most cell phones work here.
Many use propane, butane, solar, wood, generators, or a combination of them rather than being on the grid and buying electricity. Electricity, phone, scattered homes ARE in the area.
Located on Seal, on the south side of Bly Mtn. in what is called Klamath Falls Forest Estates, Unit 1, an area subdivided in the `60`s, just above Bonanza, off the state highway 140 (old highway 66) about 30 miles east of Klamath Falls.
Down slope off Seal. South side of Bly Mountain, just above Bonanza. This parcel has an area in the pines fairly open. Secluded. Has old existing drive.
Features a rock outcropping with a steep property level. Nice and private with 60-75’ft. tall trees.
Good gravel road access.
Bonanza is a small town that has a post office, park, gas station, restaurant, mini-mart, school through high school, etc. Great if you are looking to move up with children. Great for snow birds as well. This lot is about 25 minutes drive to Bonanza.
Does get snow in the winter time, yet many commute from this area to Klamath Falls all year around.

Well Information
At this time there is an HOA for the well in the unit. It is $10/year but we pay that for you while financing. The HOA has legal issues at this time. From what we know, they currently promise use of the community well if you build per county codes and have a pressurized cistern.
Note: Some people buy our lots and decide that they would like to have a full time water source at their property. The lots that we sell are undeveloped and don’t currently have water wells but you can inquire about having a well drilled by clicking here.
