Lot 56, Block 15, Klamath Falls Forest Estates, Plat 1 Klamath County Oregon
3.45 Acres of wooded land with rock outcroppings. Has all kinds of trees. Sits above Bonanza, east of Klamath Falls. On the south side of Bly Mtn on Meadowlark. Has a small 10′ x 10′ camping/storage cabin. There is electricity on Meadowlark. Property tax runs about $300/year which is double what is normal in the area, due to the cabin`s assessment.
Septic approved in the year 2000 for saprolite septic system on the SE corner of the property.
To build simply get a site plan (LUCS) to Klamath County Planning! Once it is issued it’s $1,108.00 at that time for a septic permit! (Permit cost is based on 1/13/2023 figures. (May increase in the future.)
This unit has a community well that is used by some people who live in unit 1. They typically haul their water in large tanks with a truck or trailer and then use it from there or transfer it into water holding cisterns above or underground, at their homes. (Click here to learn about using the well)
NOTE: It is illegal to live on the land or in the cabin full time without building a home. Camping is allowed 21 days every 6 months. This lot is 5028 feet in elevation, on Bly Mtn. It sits in unit one. They have an HOA for the well. The community well is controlled by the HOA. There are growers and homeowners in this unit that use the well. At this time they are in legal litigation. They currently charge $10/year per lot. We pay that if you buy on terms. To use the well takes a home, built per county code, and an OK from the association. I believe it is $100 a year for a key at this time. This land is not level. It is an undulating parcel. Depends on the location on the 3.45 acres. Larger parcel than the normal 2.3-acre lot. A RARE FIND to have this cabin and electricity on Meadow Lark if you want to build.
