This land sits on the south side of Bly Mountain, lower in elevation than most of the parcels on Bly Mountain. Just above the small town of Bonanza. Bonanza is east of Klamath Falls about 25 miles. Nice little town with a park, gas station, RV park, school through high school, church, post office, mini mart, etc.
Sits in what is called Klamath Falls Forest Estates, unit 4. Gravel roads running through the woods. Many deer. Road association upgrades and plows some major access roads. Charge for each lot is about $36.00 per year. Taxes is running about $75-$100/year on most lots as of 2021.
This land sits on Panther. Good access. It’s about 1 ½ mile east of Bly Mountain cutoff road. Meadow like parcel, with hills and trees in every direction. Very secluded. Homes in the area. Lot size is 200’ front on each parcel, and 450’ deep. Both parcels would make 400’ front and 450’ deep.

Directions
From Hwy 140, east of Klamath falls, go to mile marker 27.5 and head south toward Bonanza on Bly Mtn Cutoff road. Go about 2 miles to Egret. Go left. Then turn left on Jaguar Lane. Continue across BLM land to a 25 ton weight limit sign. This is the beginning of Unit 4. Go to the first right you come to, which is Wren Dr. Go right, one block to Panther, and turn left. When you get to the culvert and seasonal stream, the lots are on the left. The culvert is on lot 23 and lot 24 is the next parcel to the east.
